The City of Asheville requires review of all divisions of a parcel of land into two or more lots, building sites, or other divisions for the purpose of sale or building. These types of review include Minor Subdivision Review and Major Subdivision Review.
Minor Subdivisions:
The minor subdivision review process is required for those divisions of land into two or more lots that do not require the extension of public utilities (water and/or sewer) and/or public streets. Minor subdivisions are reviewed and approved at the city staff level. Plats for minor subdivisions must be prepared by a professional land surveyor.
A complete application consists of the application, application fee and 3 paper copies of the proposed plat. Applications are reviewed within 10 days of submittal.
Major Subdivisions:
The major subdivision review process is required for those divisions of land which require the extension of public utilities (water and/or sewer) and/or public streets. Review and approval of the preliminary plat by the Technical Review Committee is required under the major subdivision review process, with review and approval of the final plat by the staff. The city requires every applicant to participate in a pre-submittal conference prior to the submittal of a subdivision plat. The purpose of this conference is to provide clarification and assistance in the preparation and submission of plats for approval.
