Applications and copies of site plans for Level I projects (less than 35,000 square feet or less than 20 residential units) are submitted to the Development Services Center. Copies of the site plan are routed simultaneously to the departments of Planning, Engineering, Public Works, Water Resources and Building Safety. Staff in each of these departments have 10 working days to make comments on the site plan. Staff in the Planning Department will serve as the development review coordinator and compile comments from the reviewing departments. The compiled comments will be sent back to the applicant for revisions to the site plan.
When all departments are able to approve the site plan, the zoning permit will be released and a copy of the approved plans will be kept in the Planning Department, the Engineering Department, the Permit Center and one copy of the approved plans will be given back to the applicant.
Approvals of other aspects of the project including signage, building code issues, grading and erosion control are not covered in this review and require separate (possibly simultaneous) applications and permits.
