Applications for a Conditional Use Permit (all Level III projects or your proposed use is determined to require a conditional use permit by the zoning district where it is located) are submitted to the Planning and Development Department to the Technical Review Manager following the established schedule.
Conditional Use Permits are reviewed by the Technical Review Committee (TRC), the Planning & Zoning Commission and City Council.
Concept plans for Conditional Use Permits are first reviewed at a public meeting by TRC, consisting of representatives from various departments who will analyze the technical standards of the project. Once approved or approved with conditions by the TRC, the project may be heard by the Planning & Zoning Commission in a public hearing if the application includes a request for density bonus or is at the scale of a Level III project. The Planning & Zoning Commission will make a recommendation on the project to the City Council. The project will be heard at its final public hearing at City Council.
If the project is not required to be heard by the Planning & Zoning Commission, it will go directly to City Council following the first TRC meeting.
Once conceptual plans are approved by City Council, the project will come back to TRC for a final review of detailed plans.
